Healdsburg sits north of us where the Russian River comes down out of the hills, and its housing splits cleanly in two. The streets around the plaza hold some of the oldest homes in the county — Victorians and early bungalows that have been carefully kept and, in a lot of cases, carefully remodelled around plumbing that was never replaced. Out past the old town grid the newer building sits on larger lots, and a good number of those are second homes or vacation rentals rather than year-round residences.

The old homes near the plaza are the ones we get called to most, and the pattern is consistent. A kitchen or bathroom has been beautifully redone, but the supply lines feeding it are the originals, and the sewer lateral running out under a mature garden has roots in the joints. Beautiful old trees and old clay pipe are a bad combination. We would rather camera a lateral once and know what is down there than clear the same blockage every spring.

Then there is the heat. Healdsburg summers are genuinely hot, and the older housing was not built with air conditioning in mind, so there is often nowhere to run ducts without gutting the place. Ductless mini-splits are the usual answer, and they cool the rooms that matter without changing how the house looks. On properties that already have central air, the work is more often a condenser that has stopped keeping up on the days it is most needed.
