Sonoma is the oldest town in the county in the way that matters to us: the plaza is the largest in California, the mission and the adobes around it are genuinely historic, and the residential streets immediately off the square hold houses that were old before most of the rest of the county was built. Further out the valley opens into newer housing and a good number of properties that are second homes rather than year-round residences.

The historic housing near the plaza needs a careful hand. Thick old walls, original finishes worth keeping, and plumbing that has been worked on by many people over many decades. It is common to find galvanized supply still feeding part of a house, cast iron carrying the waste, and a sewer lateral of unknown age running out under a street with mature trees on it. On houses like these we would rather camera the line and know than open anything speculatively.
