Petaluma is the largest city we serve outside Santa Rosa, and it has one of the best-preserved Victorian downtowns in California — the iron-front buildings and the residential streets behind them survived the earthquakes and the redevelopment that took similar districts elsewhere. Those houses are wonderful and they are old, and the plumbing inside them is frequently a century of additions layered on the original. East of the river the city is a different place entirely, filled in with subdivisions from the 1970s onward.
We are based in Santa Rosa, about twenty minutes north on the 101 under normal traffic, and Petaluma is a regular run for us. It is worth knowing that the two sides of town need genuinely different work: the west side calls about drains, sewer laterals and pressure, and the east side calls about slab leaks, water heaters and air conditioning.

West-side Victorians and early bungalows are the most interesting houses we work in and the most layered. It is common to open a wall and find galvanized steel joined to copper joined to whatever the last remodel used, with the original cast iron still carrying the waste. Mixed metals corrode where they meet, and the sewer lateral running out under an old street is usually the original clay. Repeat backups, slow drains across the whole house and rusty hot water are the everyday symptoms.
The east-side subdivisions are newer, on slab, and their problems are the ones slabs bring. A supply line leaking under the concrete announces itself as a warm spot on the floor, a meter that creeps with everything shut off, or a bill that has climbed for no reason — electronic leak detection finds it without opening the whole floor. Those neighbourhoods also went in close enough together that their water heaters and air conditioners reach the end of their lives in waves.
Petaluma gets more coastal influence than the north county, so the cooling season is shorter here than in Healdsburg or Cloverdale, but the older west-side housing still has nowhere to put ducts. Ductless mini-splits handle that, and they earn their keep on the heating side too, taking the chill off in the morning without running a whole furnace for one room.
