It only incorporated in the early 1990s and most of what is there now went up in the two decades after that, laid out around a Town Green that was built deliberately rather than inherited. There is very little old housing stock here compared with Healdsburg to the north or Petaluma to the south.

What We See in Windsor Homes

The dominant work here is first replacements. A water heater installed when the house was built has had a long run, and in Sonoma County’s hard water a tank that was never flushed will not make it much further. The same applies to the original furnace and the original condenser. None of this is a sign anything was built badly — it is simply what happens when a whole town reaches the same age at the same time.

The small original fittings deserve more attention than they get. Angle stops under sinks and toilets, washing machine hoses and toilet supply lines were fitted when the house was built and are the cheapest thing in the house to replace and among the most expensive to ignore. A failed supply line upstairs does far more damage than the part is worth, and on slab-built homes the water has nowhere helpful to go.

Most Windsor homes have proper ductwork, so cooling work is repair and replacement rather than retrofit. Windsor sits far enough north to get real summer heat, and the systems installed with these houses are now at the age where refrigerant leaks, tired compressors and condensers that cannot keep up on the hottest afternoons start to show. Replacing at the end of a system's life is a much better experience than replacing during a heatwave.
